Today’s Market is a Tale of Two Sellers

For years, selling your home in San Ramon, Danville, and the Greater Bay Area meant strong offers and fast closings. But today’s real estate market is shifting.


Many future sellers still believe they will get over asking. But the reality is different, only 42 percent of recent sellers actually did. Nearly half had to reduce their price, and some gave up entirely. In fact, delistings are up 47 percent year-over-year.


So what is going on?


It comes down to this: pricing and presentation.


Homes that are priced right, beautifully staged, and located in desirable neighborhoods are still moving quickly. Buyers are more intentional than ever. They are taking their time, doing their research, and comparing every detail before making an offer.


That means homes must be priced for the market we are in right now, not the market from a year or two ago.
