We’ve all heard it before: ā€œNow is a great time to buy!ā€ But… is it?


A recent post by real estate data expert Lance Lambert dropped some eye-opening stats:


šŸ“‰ If U.S. home prices fell 41%, we’d return to pre-pandemic affordability.

šŸ“ˆ If incomes spiked 69%, same result.

šŸ¦ If mortgage rates dropped 4.3%, we’d get back to those pre-2020 vibes.





šŸ” Translation? Affordability is a real issue for many buyers today.


So, should you buy now?


Here’s the answer āž”ļø It depends on your timeline.


If you’re hoping for a quick flip—buy, paint, carpet clean, and resell in 18 months for a 20% profit—that strategy may not work in this market. āŒ


But…


If you're planning to put down roots, build equity, and live in your home for 7–12 years (which is the U.S. average), then yes—it could absolutely be a smart time to buy.

āœ… We’re no longer in the 2021 bidding war frenzy
