Many homeowners focus on Days on Market. But here's the truth...

Days on Market measures time not buyer interest. The metric I pay much closer attention to?

👀 Showings.

Here's why:

✅ If a well-marketed home is getting less than one showing a week, the market may be telling you the price needs adjusting.

✅ But if a home is getting five or six showings and still no offers, the issue is likely something else perhaps the layout, condition, staging, photography, or how the home feels in person.

Those are two completely different problems, and they require two completely different solutions.

That's why I don't just look at how long a home has been listed, I look at how buyers are responding every step of the way.
