A home sits on the market for 30… 40… even 60 days — and we all think: “What’s wrong with it?” 🤔

Truth is, longer days on market don’t always mean a red flag. The Bay Area market has shifted, and homes are taking more time to find the right buyer.
If I were writing an offer on a home that’s been sitting, I’d ask my agent two key questions:
1️⃣ Is there an inspection report or disclosure? (Let’s check those big-ticket items - roof, HVAC, foundation.)
2️⃣ How much activity has it had? If showings have slowed, that’s your signal to negotiate. 💡
If the home checks out and the seller’s realistic, you might land a great deal.
