The Number That Matters

📊 Everyone is talking about the number of homes selling above asking price.


But another statistic from the latest Redfin data caught my attention and honestly, I think it's even more important.


Roughly 1 in 5 sellers had to reduce their price. 


That's the number I would pay attention to.


Because if you're planning to move within the next year, the homes that didn't sell can teach you just as much - if not more - than the ones that did.


🏡 What was their original price?

🏡 How long did they sit on the market?

🏡 Did they need multiple price reductions?

🏡 What caused buyers to pass?


As a local Realtor serving San Ramon, Danville, and the Greater Bay Area, I track these patterns closely because pricing correctly from the start can have a major impact on your results.


Here's what I would do if I were listing my own home:


I wouldn't begin by looking only at the highest sales nearby.


I'd start with the homes that “didn't sell”.


Those listings often reveal the pricing mistakes, presentation issues, or market shifts that sellers need to understand before putting their home on the market.


If you're thinking about moving in the next 12 months, the goal isn't simply to know what your neighbor sold for, it's to understand what buyers are responding to right now.
