In today’s shifting Bay Area market, I’m seeing more homeowners try to “test the market” by pricing aggressively-hoping buyers will bite.


Sounds harmless… right?

Here’s the problem most sellers don’t realize until it’s too late.


About 75% of your listing’s attention happens in the first 72 hours.

If a home is overpriced, the very buyers who would’ve been interested often skip it-and move on to better-positioned options.


Price reductions later don’t always fix the damage. Instead, they can lead to a cycle of low activity, added stress, and missed leverage.


That’s why I always advise my San Ramon and Danville sellers to price like a buyer, not a hopeful seller.


The market moves quickly and seeing pricing through this lens helps protect momentum and value.
