If a home is overpriced, the very buyers who would’ve been interested often skip it-and move on to better-positioned options.
Price reductions later don’t always fix the damage. Instead, they can lead to a cycle of low activity, added stress, and missed leverage.
That’s why I always advise my San Ramon and Danville sellers to price like a buyer, not a hopeful seller.
